Job description
To assist the Head of Property manage the trading and non-trading property estate using strategic property actions and commercial judgement to protect and enhance trading profitability, minimise contingent liabilities and maximise revenue and capital value from the Hays estate.
Key Accountabilities:
- To assist the Head of Property to provide a best of class corporate real estate service to the Hays business and implement individual property strategies to protect and enhance trading profits through proactive lease and asset management actions and cost control.
- To assist the Head of Property to enhance the property estate through the identification of new trading opportunities, relocations and lease regears which improve the retail environment for both customers and staff.
- Proactively manage the lease renewal and rent review process for the allocated portfolio, ensure settlements are at market levels and ensure adherence by outsourced service providers to agreed reporting timescales and procedures so that future occupancy costs and revenue are accurately budgeted and controlled
- For the allocated portfolio, to manage the landlord and tenant relationship on the trading and non-trading portfolio’s including applications for landlord consents (alterations, use, planning etc), repairs notices and dilapidations claims and manage / challenge service charge and insurance costs.
- For the allocated portfolio, to manage the disposal of surplus property for best value whilst ensuring that any cost-effective opportunities for value enhancement are progressed to maximise the capital value and proceeds generated from the Hays estate.
- For the allocated portfolio, to manage surplus leasehold properties to minimise contingent liabilities and future accounting provisions by achieving cost effective property solutions (sub-lettings, assignments, surrenders, buy-in’s,) that reduce holding costs.
- To manage the external providers of property services ensuring that properties and processes are managed effectively, to budget and on time
- Control, monitor and implement actions to ensure the accurate recording and maintenance of the property data system to ensure data is accurate and that all headlease occupancy costs and other outgoings are paid in a timely manner.
